Home inspections getting your home ready for the inspection

Many times I go to do a home to complete an inspection for a potential buyer, only to find the home not ready for an inspection. The home not being prepared then makes the buyer suspicious that there are areas that the inspector could not access causing them to back out of the deal. Completing a few routine maintenance items and having the home prepared for the inspection will avoid those long lists of misc. defects on a home inspection report that can scare a potential buyer.


Here are some tips to get your home ready for a home inspection.


1. Make sure the electric is on in the home and to all circuits. A home inspector will not flip breakers “on” or “off” during an inspection.


2. Make sure the gas or fuel is on to all the appliances and that all pilot lights are lit. Inspectors will not light pilot lights or turn on valves.


3. Make sure water is on and functional to all fixtures. Inspectors will not turn any valves to get water to any fixture.


4. If there are any light bulbs burned out, replace them.


5. Clear out stored items under the sinks.


6. If the attic access is located in a closet or other area where your personal effects are in the way, remove all of your personal items from under the access hole and remove any shelving that may be in the way of getting a ladder to the attic. Inspectors will not move any personal items or shelving to access an attic.


7. Grab a screwdriver and check all doors and windows for loose hardware, and make sure they all open/close properly.


8. Clean off the roof and/or gutters from debris, etc.


9. Check for any minor leaks under sinks or drains under the floor in the basement, etc., and have them repaired prior to the inspection.


10. Have your heating and A/C equipment serviced and have record of the last servicing available for proof.


Taking care of these items will not only reduce the laundry list of defects found on a home inspection report, but it will also help secure the deal to sell your home.

Used car buying tips for dummies

It’s just one of those mornings. As the rain pours down and I’m trying to start my mini (yes those old small ones) I decide it’s time to buy a new car.


Now, before I embark on this wonderful journey - there are a few stumble blocks I need to sort out. Firstly, I can’t afford a new car, but I’m sure I can find a nice, affordable second hand car somewhere. Secondly, I have no idea what to look for in a car.


For me it’s all about how cute I will look in it and that it will take me from point A to point B. I know nothing more than the absolute necessary. The engine is in the front under the hood, the spare wheel is somewhere in the back and I know where the exhaust is. Furthermore, my knowledge is very limited.


With my boyfriend out of town and my time relatively limited, I need to find some or other guide to help me. A guide for people who knows nothing about cars, something written for dummies, a buyers guide for second hand cars.


Obviously, the best and first place I look for this ‘Used car buyers guide for dummies’ is on the Internet. I, of course, find quite a few irrelevant results that just show me lists of car dealers.


Eventually I stumble across a very in-depth used car buyers guide that gives you twelve different things to look out for when buying a car. I had to read it twice to understand everything, but eventually I got the hang of it.


Firstly, they give some helpful advice regarding the purchase of the used car. Then they chat about registration and documentation and give some useful information - mentioning things like the “Vehicle Identification Number” and where you need to look for it!


Furthermore the buyers guide supply the reader with tips on what to look out for when they are viewing a second hand or used car. They even mention the appearance of the car - and no this is not just the outside of the car!


They give little tidbits to look out for when you start-up the engine. Apparently, when you test-drive the car, you should drive it at various speeds - this will give you an indication of the condition of the engine.


The bodywork of the used car must be inspected and you should look out for any accident damage to the car. Make sure to check out the interior and the upholstery - lift seat covers to see if the seller isn’t just hiding damaged seats!


Half of these things I would have never even thought to look at! Other tips include information about the gearbox and clutch, brakes and suspension, radiator and cooling system, as well as more general things like steering and tyres.


Must say, after reading this guide, I will definitely be able to pick out my new second hand used car with more confidence! For those women and other dummies out there that know nothing about what to look out for when buying a second hand or used car - get yourself a buyers guide! It really does help.


Inexpensive area rugs give your home the facelift it needs

Most of the time when you move into a new home or decide to remodel, you forget one of the most important decorating rules. Decorate from the ground up. Since what sits on the floor is most important, then maybe you should consider inexpensive area rugs.

What is so great about inexpensive area rugs?

Inexpensive area rugs allow you to have the styles, designs, patterns, and colors of the more expensive rugs without having to pay the price. If you don't care that you don't own the 'real thing' and would rather have a cheaper flooring solution, the inexpensive area rug should be your first choice.

Many inexpensive or wholesale rugs are cheaper because of the fibers they are made of. Many cheaper rugs are not made of New Zealand's finest 100% wool but rather made with synthetic fibers such as olefin, polypropyline, and nylon. What's really great is that these fibers can last just as long and don't cost as much.

There are a few items to consider when buying an area rug for your floors. What are you going to use the rug for? Is it going in the kitchen, living room, outside, dining room, bedroom, or maybe even the playroom? This is something you need to decide. Obviously, if you are going to buy a rug that will endure much use, such as in a playroom, you don't need the world's finest.

Secondly, how big does the rug need to be? Most rugs don't need to cover the entire floor to add to the look of the room. Most of the time a simple 4' x 6' rug will do great. If you do want to cover the entire floor, be sure to leave at least one to two feet between the rug and the wall. This look much better.

Thirdly, what colors or patterns do you want in the rug? You might want to get a rug that draws attention to itself. These rugs need to have sophisticated patterns and bright colors. On the other hand you might want a rug to draw attention towards another piece of furniture or object in the room. These rugs need to be simpler and match the room's overall look. Don't be afraid though to mix and match rug styles with the rest of the room. For example, modern rugs with their bright colors and outrageous designs can go well with a traditional look. All in all make sure that the colors and patterns match and you will be fine.

Last of all, don't forget the rug pad. Rug pads will add a bit of cushion while holding the rug in place so it won't slip beneath you. The best part about the rug pad is that it makes the rug easier to vacuum.

Remember, inexpensive area rugs are a great solution to give your rooms a new look. Look for them the next time you are shopping or surfing the net and will be surprised at the amazing rugs you can buy for such cheap prices.

Dating test - how romantic you are

Most of the people on the dating scene are looking for great partners. Someone who will fulfill the vacuum in their life and heart. Someone very smart, intelligent and loving. In the age of competition it is not easy unless you show innovative approach. Don't take me wrong. I am not asking you to create a drama or anything of that type, but creating mood that will get you your heart's desire.


How romantic are you? Have you tested yourself on that? Let me ask you a simple question. Does a rainbow look romantic to you? What does a butterfly make you think of? What happens when you walk on the fallen flowers in a garden? Does watching sunset make you think of a poetry? Do you read poetry? Do you enjoy it? Have you ever stared at the eyes of anyone of opposite sex without uttering a word for a minute? If you have done any of these , you are a romantic at heart. You will win the game.


Most of us believe that dating means expensive dinners, visiting theatres, watching movie and so on. You can never create romance at any of these places. For making your partner feel romantic and passionate, you have to go to a location where nature dances with joy. You have to feel part of that nature and enjoy the love that nature gives without asking anything in return. Sing a small poem to your date and you make your day.


Successful investors have learned to talk their walk

Today, English is the most widely spoken and written language on the planet. English was first spoken in Britain by Germanic tribes in the Fifth Century AD. At that time it was known as the Old English (Anglo-Saxon) period. During the Middle English period (1150-1500 AD), many Old English word endings were replaced by prepositions like by, with, and from. We are currently in the Modern English period which started in the Sixteenth Century.


The number of words in English has grown from 50,000 to 60,000 words in Old English to about a million today; the largest of all languages by far. An average educated person knows about 20,000 words and uses only about 2,000 words in a week. Despite its widespread use, there are only about 350 million people who use it as their mother tongue.


It is the official language of the Olympics. More than half of the world's technical and scientific periodicals as well three quarters of the world's mail, and its telexes and cables are in English. About 80% of the information stored in the world's computers (like this text) are also in English. English is transmitted to more than 100 million people everyday by 5 of the largest broadcasting companies (CBS, NBC, ABC, BBC, CBC). It seems like English will remain the most widely used language for some time.


The field of finance was pioneered by the United States of America as an extension of mercantilism. This was at a time when study of anything but economics was considered unworthy as compared to hard sciences like math, chemistry and physic and kissing up in the king’s court was highly regarded. The first business schools were established in the United States for this reason and still maintain their dominance. Finance has many words such as “put” and “call” for which there are no translations in other languages.


It is critical that you develop your financial vocabulary. My understanding of the financial vocabulary is vast compared to the average person because of my Ph. D. that I hold in the field as well as my investing experience as a futures and options trader and long term stock investor.


Many years of study at the doctoral level combined with direct practice in investments has allowed me to develop a vast financial vocabulary. This allows me to capture the essence of investment readings and conversations that the average person does not understand. Many investors fail not for lack of intelligence (I am of average intelligence) but lack of comprehension of what makes the stock market tick. This is due, in great part, to a lack of vocabulary that the common man on the street has not developed. Take the time to develop your financial vocabulary and you will excel over time as an investor!

Live roulette strategy

If it's not your lucky night at the live roulette table then perhaps trying a different roulette strategy might be worthwhile. Once you loose you then continuously double the amount you bet until you win, once you win you get back all of your money plus the original amount you bet. The down side is that if you double your bets to early and the ball never rolls in you could rapidly reach the betting limit and won't be able to continue, in which case you will end up loosing your money. Another bet people enjoy using a progressive bet, progressive bets increase or decrease progressively by a fixed amount each time you win or loose.


Many people say that the martingale system is the better one but you can also make up your own system when you are playing live roulette and don't need to simply follow someone else's roulette strategies or systems, some people even follow the bets of their friends or others who are on a lucky run. There are a variety of roulette strategies so research a few, extensively before you decide to put one to the test with real money. Remember live roulette is just a game and if it is not your day then just stop playing and try again another day. When playing it's a good idea to set yourself a few limits, a time limit and a loss or winning limit.

Ergonomics pattern

The pattern of the human body is an amazing and often times taken for granted accomplishment of muscular coordination, blood flow and synapse communication. Most of those patterns we take for granted are small miracles of physical collaboration for which most of us have little of the necessary education to understand or fully appreciate. The mechanization of society has decreased many of the physical activities that used to be associated with a day of work (even typing has become less strenuous on the fingers!) but despite this, other strains have emerged that have to do with repetitive action and the modern tendency to not move for long periods of time.


Repetitive strain injuries are an alarming problem in our increasingly mechanized society. The study of ergonomics is as important as ever. Many companies have created “ergonomic” office furniture to increase the comfort of office workers. Many of these products, however, are unregulated by a centralized system and can therefore make the claim “ergonomic” without referring to any standardized or centralized concept of what that claim actually means in relation to the product. Also, many customers do not know how to properly use the “ergonomic” products that they buy, so even if they are using something that would otherwise be extremely effective in minimizing discomfort, their misuse of the product might make its effects minimal or, at worst, increase the discomfort that existed in the first place.


Unlike animals, our patterns are not hardwired into us. We have choices about the way we stand, sit and sleep that are not based on instinct or any kind of predetermination. There are many reasons why one person might choose to stand or walk one way and one person might choose styles of these same activities that are utterly different. However interesting these differences are, it is important to note that our choices of stature and posture may not be the best choices for our bodies, creating uncomfortable strains and even risks of permanent bodily injury.


To control and improve our patterns it is important to first realize what patterns are actually occurring. Do you hold your head to one side while you type? Should you get a phone cradle or a head-set to prevent long phone conversations from having an adverse affect on your neck? It is vital to ask these questions in order to embark on a journey towards making office and home life as Ergonomically comfortable as possible.
